Step 3: We Reply to Every Enquiry in Under 30 Minutes


This one matters more than anything.


If you reply 12 hours after someone messages you on Spareroom, they’ve already found somewhere else. We aim for under 30 minutes, 7 days a week.


We use automated responses to qualify applicants quickly, and then follow up with personalised messages, booking viewings or sending virtual tours.


Step 4: We Qualify Tenants Before the Viewing


Before anyone steps foot in your property, we ask:

• Are they working full-time?

• Can they pass affordability checks?

• When are they looking to move?

• Do they understand shared living expectations?


This prevents time-wasters, no-shows, and bad fits.


Step 5: We Do Viewings That Convert


Because we’re fast and targeted, most viewings are with serious tenants — not browsers.


We also:

• Offer flexible slots, including evenings and weekends

• Show other available rooms if they’re a better fit

• Ask for soft commitment on the spot


We close on the viewing — not three days later.


Step 6: We Secure with a Holding Deposit Immediately


If a tenant wants the room, we take a holding deposit that same day and start the referencing process immediately.


We don’t let strong applicants drift off because we were slow. Most rooms are marked “Let Agreed” within 72 hours of first being advertised.
